SAP and SBEM Services

We offer an efficient, reliable and high quality service and can offer professional advice from the initial design phase through to completion.  All assessments are accepted by Building Control.

SAP

Building Control require all new dwellings to be given a SAP Assessment and  an Energy Performance Certificate (EPC) on completion of the dwelling.  Compliance can be a challenge but with our extensive expertise we can ensure that hurdles can be overcome with ease.  Having provided SAP and NHER Energy Assessments since 1995 we can offer you an efficient, reliable and high quality service.  Advice can be given early in the design phase and followed through to completion.

Accredited and quality assured SAP and NHER Energy Assessments as in accordance to:

  • Part L1A, 2006 edition (SAP 2005)

  • Part L1,   2002 edition (SAP 2001)

  • Predicted Energy Assessments (PEA)

  • Energy Performance Certificates (EPC)

With over 20 years experience in the building industry in a variety of positions and having worked with some of the main insulation and construction companies in the UK we can guarantee you a professional and comprehensive service.  This e-mail address is being protected from spambots, you need JavaScript enabled to view it   for an informal discussion concerning any current or upcoming projects.

SBEM Assessments

From April 2006, all new-build structures for commercial purposes, and some extensions, require an SBEM calculation, in accordance with Part L Regulations.

What is SBEM and iSBEM?

SBEM stands for Simplified Building Energy Model. SBEM is a computer program that provides an analysis of a building's energy consumption. SBEM estimates the monthly energy use and carbon emissions of a building.

iSBEM is the Interface tool for the Simplified Building Energy Model developed for CLG in compliance to the EPBD.

Our asessors will calculate the energy efficiency and carbon emissions figures of the proposed building based on your plans and specification details.  Assessments are carried out in two distinct stages:

Stage 1: Design Stage. Your Inspector will require the SBEM report along with your Building Control Application. Without the SBEM report, it is unlikely your BCO/AI will allow the building to commence.

Stage 2: An "As Built Stage" assessment is required when the building is completed. We will provide the second half of the SBEM in order for your BCO/AI to sign-off the structure. Without a relevant SBEM report, it will likely prove impossible for the building to be released from Building Control.

What do you need to provide?

 • A completed checklist

• Plans, cross-sections and elevations

• Site plan with orientation

• Building specification

How long will it take?

All our SBEM Asset Rating calculations are completed within 14-21 days (subject to receiving all relevant information). However if you have a deadline, we can arrange to have it will completed within 72 hours with our “Fast-track” service. Thermography

Thermography is the use of an infrared imaging and measurement camera to see and measure thermal energy emitted from an object.

In the building sector it is ideal for all householders, housing associations, local authorities, property owners and developers that are involved in planning maintenance, verifying insulation and making building improvements.

A thermal image makes it easier to see where insulation is missing or air is leaking out of a building, leaks in plumbing systems and flat roofs, the build up of damp or moisture in a building.

Our thermography services start from a little as £450 plus VAT per day. Camera hire starts from £500 plus VAT per week - minimum hire is 3 days.
